AirCover for hosts: damage, liability and property insurance

Airbnb provides meaningful protection, but owners should not assume it replaces property insurance or reimburses every loss.

Three concepts owners should not confuse

AirCover for Hosts combines protections that apply automatically to eligible Airbnb reservations, subject to current terms and eligible countries. AirCover, liability insurance and property insurance are not the same thing.

Host Damage Protection. It may reimburse certain eligible guest-caused damage up to Airbnb's stated limit. Airbnb explicitly says this contractual guarantee is not an insurance policy.
Host Liability Insurance. It may respond when a host is legally responsible for guest bodily injury or damage to third-party property, subject to policy terms and eligibility.
Your property insurance. A policy purchased by the owner for building, contents, liability and short-term-rental use. It should be reviewed with a qualified insurance professional.
The accurate statement

Airbnb includes broader built-in protection than some mechanisms on other platforms, but AirCover is not comprehensive property insurance.

What Host Damage Protection does

Airbnb advertises up to USD 3 million in protection for certain eligible guest-caused damage to a home or belongings. Airbnb examples include some damage to property, parked vehicles, boats, art or valuables, plus certain extra cleaning costs or lost income during covered repairs.

The maximum limit does not mean each owner has a three-million-dollar insurance policy or that every loss is covered automatically. The request must meet current terms, evidence requirements, deadlines and exclusions.

What may fall outside protection

  • Ordinary wear, gradual deterioration or neglected maintenance.
  • Losses that cannot be properly linked and documented.
  • Damage that falls under a specific exclusion.
  • Late requests or missing supporting records.
  • Property or circumstances requiring specialized coverage.

The terms also require hosts to take reasonable care to avoid loss. Inventories, access controls, inspections and preventive maintenance matter.

What Host Liability Insurance covers

Host Liability Insurance may provide up to USD 1 million when a host is legally responsible for guest bodily injury, damage to guest belongings, or certain damage caused by the guest to common areas or third-party property, according to the policy.

It is not designed to rebuild the host's home or automatically replace its furniture. Its principal purpose is liability to other people, and it has conditions, exclusions and geographic eligibility.

Why you should review your own insurance

Airbnb recommends that hosts maintain adequate insurance. A traditional homeowners policy may exclude business activity, short stays or damage caused by paying guests. Disclose the actual use of the property and obtain written confirmation of coverage.

Property protection should not depend only on the platform logo. The strongest combination is prevention, clear rules, evidence, platform protection where applicable and a policy compatible with vacation-rental use.

How to prepare a damage request

  1. Document the condition before the stay. Keep an inventory, dated photos, video and maintenance records.
  2. Preserve evidence. Photograph damage before cleaning or repair unless safety requires immediate action.
  3. Communicate on-platform. Describe facts clearly and request the appropriate response.
  4. Obtain estimates and invoices. Separate repair, replacement, cleaning and lost income.
  5. Meet deadlines. Each platform has a specific reporting and documentation window.
  6. Keep traceability. Preserve reservation details, messages, vendor identity, receipts and final outcome.

Frequently asked questions

Can I operate without insurance because Airbnb provides AirCover?

That is not advisable. Airbnb expressly states that AirCover does not replace adequate insurance. Confirm a policy that permits vacation-rental use.
