AirCover for guests is not a free cancellation policy

AirCover for guests applies when a serious reservation issue occurs and the host cannot resolve it. Depending on the severity, impact, affected portion of the stay and available evidence, Airbnb may help the guest find another place or provide a full or partial refund.

This is different from the host's selected cancellation policy. A guest does not automatically receive a full refund simply because plans changed. A covered reservation issue or another policy exception must apply.

The key principleAirCover looks at habitability and whether the delivered stay matches what the listing promised. The photos, description, messages and actual condition should tell the same story.

Issues that may result in rebooking or a refund

Airbnb's official policy identifies several reservation issues that can be relevant to owners:

  • The host cancels before check-in or fails to provide access.
  • The guest cannot contact the host to enter the accommodation.
  • The property is not reasonably clean, sanitary or habitable.
  • A material safety or health hazard is present.
  • The accommodation is significantly different from the listing.
  • Bedrooms or major advertised amenities such as a kitchen, pool, heating or air conditioning are missing or unavailable.
  • The listing location is materially inaccurate.

Airbnb may consider severity, guest impact, the affected part of the stay, whether the guest leaves and the quality of evidence.

Practical example

If air conditioning is a major listed amenity and fails during extreme heat, ignoring the guest increases risk. Responding, sending a technician and documenting the solution can materially change the case.

The 72-hour reporting window and evidence

Airbnb states that guests should report an issue within 72 hours after discovering it. They are generally expected to contact the host first when possible and may submit photos, videos or messages as evidence.

The 72-hour window is not a reason for a host to wait. In practice, speed matters. A small failure can become a serious claim when there is no communication, diagnosis or alternative.

Documentation also protects the host

Pre-arrival inspections, dated photos, maintenance invoices, platform messages and staff reports help show what happened, when the team responded and which solution was offered.

How a refund can affect the host payout

When Airbnb determines that a covered issue exists, it may refund or help rebook the guest. Its policy states that the host payout can be reduced or withheld depending on the circumstances. A poorly managed incident can also lead to a negative review and lower listing conversion.

Guest care and revenue protection are therefore part of the same process. Hospitality needs operating authority, available vendors, compensation criteria and a clear record of each decision.

How to prevent AirCover claims

1. Inspect before every arrival. Test access, cleaning, hot water, Wi-Fi, locks, appliances, climate control and advertised amenities.
2. Keep the listing accurate. Update photos, bedroom count, rules, location and amenities whenever something changes.
3. Maintain preventively. Do not wait for a guest to discover a leak, dead battery, dirty filter or intermittent equipment.
4. Set response times. Confirm receipt, provide an estimated solution time and deliver the next update when promised.
5. Build a contingency network. Have access to locksmith, cleaning, plumbing, electrical, internet and HVAC help.
6. Keep records on-platform. Summarize calls and agreements in Airbnb messages.

  1. Respond immediately and acknowledge the exact issue without promising an unconfirmed outcome.
  2. Collect relevant evidence and determine whether access, safety or habitability is involved.
  3. Offer a concrete, timed solution: vendor, repair, replacement, cleaning or reasonable alternative.
  4. Document the process with messages, photos and receipts.
  5. Follow up after the intervention.
  6. Escalate correctly if no reasonable solution is possible and preserve the record.
